The renovation and restoration was designed to reflect the history of the building, while providing modern features, maximizing energy efficiency, and minimizing utility expenses. As such, the building is unique in Alpine, and provides an unrivaled opportunity for a new owner to move directly into the heart of the Alpine business community.
The was first used to house the First National Bank. Although the rest of the business district was reduced to rubble in the 1907 fire that swept Alpine, the First National Bank building survived. During reconstruction, it was decided that the building would be fortified as a fire block, in the event that another fire occurred. Four years later, on May 5, 1911, when another devastating fire swept through town from the west, the building served its purpose, and the fire was halted at the building alleyway, sparing everything to the east. The building continued to be at the center of commercial activity in the town for three decades.
In 1935, First National Bank merged with State National Bank, and moved to its new location in the Holland Hotel. In 1936, the First National Bank Building became Alpine City Hall, which it housed until the late 1960s. When the City moved its offices to a new building in 1970, it leased to U.S. Customs for use as its Alpine center of operations. In 1975, the City sold the building to Dr. Adam Hoefling, who in turn sold it to Spann Enterprises, owned by James Spann, the former Alpine High School principal, in 1977. For the next two years, the building housed Spann Real Estate. In 1979, George Drewry, who owned White Auto Store next door, purchased the building. Within a year, the two buildings were adjoined and Whites Auto expanded to fill the space. In 1987, the Drewrys began using the building as OTASCO as well. In 1989, Whites gave way to Coast to Coast Auto. In the late 1980s or early 1990s, the building was combined with the building next door, and the historical faade was covered with a giant awning and stucco wall, and was promptly forgotten. Coast to Coast and OTASCO remained in the building until OTASCO ceased local operations in 2002, and Coast to Coast in 2007. The building remained vacant and largely forgotten since that day. Until November of 2015, that is, when current owners Roy and Pene Ferguson separated the building from the neighboring structure, and revealed the restored faade to the community.
