The subject property is a large vacant land parcel located just east of North Courtenay Parkway

and just north of the Barge Canal and State Road 528. Both North Courtenay Parkway to the west

and State Road 528 are heavily travelled thoroughfares, which garner traffic counts of 30,010

and 27,700 cars passing daily, respectably.

The parcel is zoned Brevard County PIP - Planned Industrial Park - which allows all uses included

in the general commercial zoning of BU-1 and BU-2, including motel.

Of the total acreage of 37.66, a recent environmental study has confirmed that there are 25.53

usable upland acres. (Cost of mitigation has been estimated at $286,000).

There is a 50' wide easement on the southeastern border of the property which provides access

to the north side of the Barge Canal. This easement spans approximately 425' feet across and is

owned by the Canaveral Port Authority.
