LOCATION: The ranch is located in the northwest corner of Brazoria County, 1.5 hours to Houston and 25 mins to West Columbia.
ACCESS: The ranch is accessed via gated private road off of County Road 740, offering a high level of privacy and security.
WATER: Groundwater is plentiful in the area. Several livestock wells have been drilled across the ranch, the latest being a solar powered well located in the middle of the ranch. Two of the water wells are 2 inch wells, one being at the front of the ranch and the other being towards the middle of the ranch. Condition of these two are unknown, as they are currently not in active use. There is also a large irrigation well located near the barn that was used years ago for rice production - condition unknown. The ranch has over a half mile of frontage along the San Bernard River along the northeast property line. Linville Creek also runs across the southwestern edge.
WILDLIFE: The ranch is low fenced and effectively maintains a very large population of whitetail. Along with the massive deer population, there is plenty of wild hogs that frequent the property. During duck season, there is excellent wood duck hunting along Linville Creek. Coyotes, bobcats, and even large cats have been spotted. The ranch also is allotted several alligator permits and is currently enrolled in the MLD program for whitetail management.
PASTURES/IMPROVEMENTS: Approximately half of the ranch is covered in well-maintained native pastures. Current owner has grazing plan in place to maximize carrying capacity, utilizing pasture rotation, weed control/spraying, yearly mowing, etc. Fencing is in good shape and there is a recently built set of working pens with covered chute. Property is well drained and does not hold water, even in wet conditions.
