All of the parcels allow for a rural homesite close to town that has acreage for livestock or a secluded homesite. All of the parcels are believed to have access to power and water for development into rural homesites.
Lot A is a +/-30 acre parcel that is located in the Northwest portion of the tract. The timber on the this tract is primarily a 2019 pine plantation.
Lot B is a +/-30 acre parcel located on the Southwest portion of the tract with a 2019 pine plantation on the frontage and a 2009 plantation on the back.
Lot C is +/- 43.43 acres with a 4.5 acre pond and a smaller stock pond (+/-0.7 acre). This parcel is located on the southeast portion of the tract. The area is predominantly clearcut with a small acreage in 2009 pine plantation.
Lot D is +/-66.34 acres that has a small amount of frontage on US Highway 63. The parcel is mostly clearcut with some acreage in a 2009 pine plantation.
The entire tract is 169.77 tax acres with +/- 32 acres of 2009 pine plantation, +/-45 acres of 2019 pine plantation, 5.2 acres in ponds, and the remainder is clearcut or in small Streamside Management Zones. If high bids are accepted for separate lots the buyers will prorate the survey cost to develop the final sales price that will be adjusted based on actual acreage from advertised acreage. If property is sold in its entirety no adjustment will be made.

All fax bids will be immediately acknowledged. Please await confirmation that your fax bid has been received. No verbal telephone bids will be accepted. Bids will be opened at the Kingwood Forestry office at 145 Greenfield Drive, Monticello, Arkansas at 10:00 A.M., Friday, June 3, 2022. Buyers submitting bids are welcome to attend the bid opening. Anyone submitting a bid for the purchase of the property will be provided with a summary of bid results.
