Located just two hours northeast of Dallas, near De Kalb, Texas, sits Mill Creek Ranch. This unique 442 +/- acre property borders the Red River and has been developed into a highly managed waterfowl and trophy deer hunting property. Mill Creeks location in the three corners area of Texas, Oklahoma and Arkansas is where both the Central Flyway and Mississippi Flyway meet. This area is known for its tremendous concentration of Mallards and has several refuges and high-end duck clubs within the region. Red Slough Waterfowl Management area is about five miles due north of the property, and the famous Grassy Lake Duck Club is down the river to the east. This area is a funnel for migrating waterfowl and Mill Creek Ranch attracts its share of the ducks. In 2004 two-thirds of the property was placed in the Wetlands Reserve Program to increase the waterfowl habitat. The ranch has 11 wetland units and 6 water control structures. Levees have been constructed and the water levels are manipulated for the planting of Millet and Smartweed growth. Annual rainfall is generally adequate to fill the wetland units for hunting, but if necessary, pumping from the river, or the mouth of Mill Creek can be done. Mill Creek runs through the property for about two and one-half miles and is a major highway for trophy deer, turkey and hogs. There are also two additional smaller creeks on the ranch.
All owned minerals will be conveyed with an acceptable Contract.
