Whether you ranch the land yourself or lease it to one of the nearby ranchers, you have the ability to make money while keeping the ag exemption to keep your real estate taxes low. Though this is a great ranch for a family to enjoy today, the location being only 1.5 hours from the DFW area is what allow this to be a solid investment that you can enjoy while watching it increase in value
Location:
The property is located at 5800 FM 2840 at the southeast quadrant of CR 1100, 2 miles northeast of the Meridian courthouse. 1.5 hours from either downtown Dallas or Fort Worth, in the center of the highly desirable Bosque County.
Numerous shops, restaurants and activities are nearby in the towns of Meridian, Clifton, Hico, Walnut Springs and Glen Rose. There is a municipal golf course in Meridian and several others nearby. There are abundant water sports and fishing on nearby Lake Whitney, which was created by damming up the Brazos River to create a beautiful and clear lake. There are even various Wineries nearby.
Road Frontage/Shape:
The ranch is located on the east side of Farm to Market 2840 (an asphalt paved two lane road) and also has frontage on the west side of County Road 1100. The property is generally rectangular, with the exception of an out parcel at the corner of these two roads on the north end of the property.
Land and Vegetation:
This ranch has a definite Hill Country feel and features a wide variety of terrain and vistas, vegetation and wildlife. There are several improved pastures producing fine crops of hay on the western/front portion of the property. The Eastern and Northern portions of the property have a number of trails traversing the hills creeks and draws through the woods and cover. The majority of the property is Ag exempt.
Water:
The property has a seasonal creek that leads to one pond and another five stock tanks, one being springs fed and very clear and never goes dry. There are three wells, one at the house that we are told is deep and accesses the 2nd Trinity zone and has pressure tanks and pump in the carport storage. A 2nd well is located by the horse barn where there is a 500-gallon storage tank, and pressure pump. The 3rd well has a windmill and needs some repair. The house is irrigated for landscaping and the lawn.
Terrain/Topography:
The terrain of this property is varied and fairly level in in the improved pastures and fields but also having steep draws and hills similar to the Hill Country. There are a variety of trees ranging from a variety of hardwoods (various oak, elm, pecan, cedar and mesquite) with a variety of brush, making wonderful habitat for livestock and wildlife.
The fields have improved grasses for hay (for horses and livestock) to native grasses. There approximately 100-foot elevation changes throughout the property. Soil types range from rocky, to sandy loam to clay.
Wildlife/Hunting:
There is an abundance of typical Texas wildlife on the ranch: deer, turkey, pig, coyote, dove, etc. The terrain and vegetation provide for an abundance of suitable habitat for wildlife of all types. There are several blinds and feeders on the property.
Improvements:
The two-story main house is well-maintained and constructed of native stone and cedar siding, with a metal roof. This 4-5-bedroom, 4 bath home totals approximately 3,360 sf and was built in 1990. The long great room on the first floor has a vaulted, exposed beam ceiling with skylights, stone fireplace and overlooked by a kitchen with center island and granite counter tops and all electric appliances. There is a septic system for waste.
There is a master bedroom on the first floor with two walk in closets, large bath with separate tub and shower and double sinks and vanity areas. An additional bedroom is on the first floor along with a gun closet. Upstairs are 2 bedrooms, 2 baths and a gameroom/5th bedroom.
The house and barns are access via a gated entry from the asphalt paved FM 2840 and along a caliche road.
The area around the house is attractively landscaped and irrigated. Outside living is encouraged while enjoying the magnificent views while sitting on the front covered porch, the levels of large stone patios in the back with two pergolas or around the fire pit. There is a rock retaining wall, flagpole, and lighted horseshoe pits.
There is a two-car carport with attached storage building, outdoor sink, and water pump equipment near the house. There are also several wood storage buildings.
The metal equipment barn totals approximately 1,100 SF, has concrete floors, a work bench and small room with AC and bunk beds.
The horse barn has three stalls, electricity and water, wash rack with cross ties, tack and feed room. The stalls lead to plenty of good turnout with horse wire fencing.
There are several sets of working pens for livestock and a rock cistern at the front gate.
The property is perimeter fenced and cross fenced for rotating the livestock and separating the horses and providing turnout.
Miscellaneous:
The north end of the ranch has a gated entrance off CR 1100 leading to working pens, a water well. Electricity and a septic tank are also inside this gate and could be the site of managers house and/or allow the property to be easily subdivided.

It is our understanding that the seller owns a small amount of the mineral estate but is not conveying any of the minerals.
