PROPERTY CHARACTERISTICS
The acreage is dominated by a diverse species mix of Appalachian hardwood stands growing on productive sites positioned for strong biological growth, product shifts and price appreciation. The predominant tree species include Poplar, Chestnut Oak, Red Oak, Hickory, Black Oak and White Oak. In total, these species comprise over 71% of the total sawtimber volume on the property. The timberlands were inventoried in January and February 2016.
The property contains a standing sawtimber inventory (Doyle Scale) equal to or greater than 14 inches DBH of 188,320,321 BF of mixed hardwood sawtimber and 1,451,381 BF of softwood sawtimber. Standing volume for pulpwood greater than 5.0 inches DBH includes 1,032,805 tons of hardwood and 10,235 tons of softwood.
Although no timber sales are scheduled for 2016, there are some active timber sales on the property that will continue through the sales process. Timber harvest updates, as they occur, will be posted in the data room. Final volume reconciliations will be made between the buyer and seller at closing.
There are no wood supply agreements currently encumbering the property.
MINERAL OWNERSHIP
The minerals interest will be retained by the current mineral owner(s). More information related to mineral activity and surface information is found in the data room.
RECREATION
The property is located in close proximity to five wildlife management areas that are managed by the West Virginia Department of Natural Resources and are open to the public for hunting. These areas are the Big Ugly Wildlife Management Area in Lincoln County, Tomblin Wildlife Management Area in Logan County, Chief Logan Wildlife Management Area in Logan County, Elk Creek Wildlife Management Area in Logan and Mingo Counties, and the Laurel Lake Wildlife Management Area in Mingo County. The Tomblin Wildlife Management Area is the designated location by the West Virginia Department of Natural Resources to reintroduce elk into West Virginia.
The timberlands offer excellent large game hunting opportunities for white tailed deer and black bears as well as excellent small game hunting for turkey, squirrel and ruffed grouse. Logan County is one of four bow hunting only counties in West Virginia for whitetail deer. This hunting restriction has allowed many of the whitetails in the county to reach mature trophy status. The opportunity to harvest a trophy whitetail attracts bow hunters from all over the state as well as the east coast.
The Hatfield McCoy ATV/Off-road Trail System goes through a portion of the WPP, LLC Timberlands in Logan County between the town of Logan and the community of Ethel off of WV State Route 17. This trail is accessed from the Bearwallow Trailhead.
