IMPROVEMENTS: There are 2 homes and a barn on the property. On the 800 acres, the southern side of Hwy. 290, are 2 houses, one which is a ranch foremans house. The old main ranch house is circa 1870s, and was expanded in the 1940s, then remodeled in the 1970s. The old part of the main house includes construction of hand-cut limestone, providing 15 thick structural walls, and its 1940s addition is double wall fieldstone 6-7 thick. The 1970s addition is stick built with field stone sheathing. The limestone exterior has an old corrugated iron roof.
RANCH IMPROVEMENTS: The foremans house is approx. 1,200 -1,400 sq. ft. and constructed of hardboard panels. In 2010, the owner installed new pipe cattle pens. A nice barn, constructed in 2008, shows 2,400 s.f. and rounds out the improvements. This Mueller-brand barn has a slab floor, metal exterior and overhead drive-thru doors. In 2007, seller began replacing fencing. Most of the perimeter is low fence. There are two small boundaries that are high fenced.
WATER: The property has a total of 4 active water wells, all which are electric. On the south tract is one active well in the Cow Creek Aquifer. With a depth of 220 feet, and a yield of 200 GPM, it more than adequately serves the household and ranching needs on the south side. There are in addition, three old abandoned wells on the south side. Having long since caved or silted in, they have been replaced. On the north side of the ranch there are 3 active wells in the Glen Rose Aquifer with yields of 11 GPM, 25 GPM and 60 GPM. There are also 2 old abandoned wells on the north side.
Once strong flowing Yeager Creek traverses the southern portion of the ranch for 2 miles. Over the past few years, Yeager Creek has been more of a seasonal creek. Large Sycamore, Pecan and Cherry trees line the banks of the creek. There is one tank on the north tract and several small springs.
