GENERAL: The ranch is, quite frankly, a riparian paradise of the highest order, with about two miles of frontage on Martinez and Cibolo Creeks, about 1/3 of that lying on both sides. The creeks are large and permanent, with deep water allowing for excellent fishing, swimming and other aquatic activities. A magnificent waterfall on Martinez Creek tumbles over huge boulders into a cool swimming hole located beneath towering, shady hardwoods.

The clean fields have been used for hay and row crops in recent past, and an early 2007 cutting of one yielded 5.5 round bales/acre of haygrazer.

Improvements are minimal, with a small, livable ranch house, several barns/sheds, a good water well and fair ranch roads. There are good senderos cleared throughout the brushy areas, offering excellent site lines for game spotting.

Being at the confluence of two major drainages, the site is very likely rich in alluvial deposits of sand and gravel, which could enhance long term investment potential. Other potential natural resources available on site include fossil fuels and topsoil, and there could be a large amount of subsurface groundwater in this area as well, from the Carrizo-Wilcox aquifer, recently identified by major water marketers as a priority water source for booming Central Texas metro populations.

When one compiles the list of valuable attributes possessed by this ranch, it should rank high on any list as a sensible real property investment.
