A 2020 timber cruise estimated an average of 38 mbf/acre on 47.5 acres. 47.5 acres was presumed to be harvestable based on a preliminary assessment of slope stability. In November of this year an ODF geotech did an assessment of slope stability. The report identified ~18 acres as "Substantial" downslope public safety risk (no harvest), 37 acres as "Low" downslope public safety risk (standard forest practice rules) and 31 acres of "Intermediate" downslope public safety risk (DSPR). Up to 50% of the Intermediate DSPR can be harvested per ODF guidelines. (see ODF technical notes no. 2 & 6)

The property has not been recruised to make a revised estimate of harvestable volume. A very rough ballpark estimate is 1,500 - 1,750 mbf. Buyers to make their own estimation of harvestable volume.

The remaining area will remain for you to enjoy in its beautiful and natural state. It provides much in the way of intangible values such as aesthetics and oneness with nature. Coupled with a large block of adjacent BLM land you will have acres and acres playground! Post-harvest you will be blessed with a fantastic view of the Alsea River and the surrounding valley.

There is approximately 500 feet of Alsea River frontage adjacent to a public boat landing. It is a narrow strip between the river and the highway. The Alsea River is a prized fishery.
