App. 979 acres: Bee and Refugio Counties, FM 2441. Acreage is shape of large rectangle with smaller neck fronting FM 2441. Land is level with large Live Oak trees and large motts of Live Oaks. Brush is typical South Texas brush including Mesquite, Huisache, Granjenjo and Blackbrush. Soil are clay types with some sandy soil on the south. Numerous senderos are throughout. There is electricity suppled by San Patricio Electric Coop at a hunters' campsite with water well and pressure tank. There is said to be a solar well on the southern side, but we have not located it as of first viewing and cannot validate it as working. A stock tank on the northern side has a good amount of water and is claimed to stay nearly full year round. Perhaps it is as result of a spring but that is not confirmed.

Fences range from a recent high fence on the southeast side to marginal barb wire on the northwest. The is currently a grazing tenant which will vacate if so desired. An old set of useable working pens sits near the northwest corner. Water has been piped from the hunters camp to the pens. Although there is no existing production, there is abandoned oilfield equipment, including some tanks, pipe and old drilling derrick. A road easement to access some other ranches crosses the eastern portion of the ranch at a angle. Due to the level terrain, water may tend to stand in areas during rainy periods. Nearest towns would be Beeville, Refugio and Woodsboro.
This area of Bee and Refugio county is well known for it's large deer. The only Boone and Crockett buck in Bee County was taken at a ranch about 3 miles to the west.
