Water:
There is 1 working water well in place that supplies the water to the 5th wheel that was previously on property. With a good rain, there are multiple spots that hold water, which provides great options for future pond construction. Dry Medio Creek and a wet weather creek run the edge of the property, allowing for thick cover for wildlife to traverse.
Neighbors:
There may be additional acreage to the west of the property for sale. To the south is a large 2,000+ acre ranch. To the east is a 105 acre ranch. On the north side, across the county road, is the Marathon Sugar Loaf pipeline gas station. Although it is not the ideal neighbor, there is very minimal noise from the property and at its most active is usually no more than a hum.
Other Notes:
The previous owner allowed the ag exemption to lapse. However, the seller is offering a $15,000 seller credit at closing. This is an estimate of taxes over the next 5 years to allow new owner to put an exemption back in place.
