This southwestern Oklahoma ranch stretches into both Greer and Beckham counties and is suitable for a cattle and/or hunting operation. Its 4008 +/- acres are all continuous, with elevation ranging between 1750'-1950'.
The ranch is well watered and has piped water to stock tanks throughout most of its pastures. Over fifteen miles of creek washes and ravines coming out of the canyons move runoff across the land down to Haystack Creek, the main water channel. Haystack Creek is a tributary to the Elm Fork of the Red River, merging with it some sixteen miles after it leaves the ranch. It will "flow" during the rainy seasons in the Spring and Fall and hold pockets of water in the dry months.

There is also a large lake site on the south side, as one of the canyons has several natural springs that keep water moving through it.
The terrain of the ranch varies from towering bluffs and mesas on the north and south ends, to brushy flat pastures in the valley. Thick stands of native grasses fill the pastures, excellent for grazing cattle. The property has perimeter and cross fencing in place, with most of the fences being in very good condition. A few mounds and hills in the bottom add to the immediate scenery, while large plateaus loom in the background.
The bulk of the canyon country is on the south side. Here tall elm and hackberry trees line the ravine draws, while mesquite and juniper shrubs cover the hills. There are excellent homesites on top of the bluffs, which take full advantage of the scenic vistas across Haystack Creek valley.
Most of the ranch is in native pasture and vegetation. Three cultivated fields on the south side (80, 70, and 45 acres in size) can be used to grow hay for cattle, while also acting as food plots for the native wildlife. The ranch has a good population of whitetail deer and a few mulies, as well as turkey, dove, and various predators.
CR 1830 forms the west border for 3.5 miles, and CR 1315/1320 for 4 miles on the north. With most of the ranch being at least one section (1 mile x 1 mile) deep, the property could easily be subdivided into smaller tracts, if the buyer wanted to resell it as such in the future. The current seller will only sell it as a whole, or as 1800 and 2200 acre tracts. Call for details.
