Kirkfield is nestled within the plantation neighborhood along the scenic Combahee River in the ACE Basin. This Basin, one of the Atlantic coast's largest undeveloped estuaries, abounds with wildlife and lies within a major migratory bird flyway, offering exceptional opportunities for hunting, fishing, kayaking, canoeing, photography, and numerous other outdoor pursuits. Kirkfield is situated on River Road, a picturesque nine-mile stretch that meanders through historic plantations and the US National Wildlife Refuge. Notable plantations along this route include Nemours, Parkers Ferry, Bonny Hall, Hobonney, Temotely, Old Combahee, and Auldbrass. The property is surrounded by thousands of acres of protected land, managed for wildlife, including the 9,000-acre Nemours Plantation and the 5,000-acre ACE Basin National Wildlife Refuge, owned by the U.S. Fish and Wildlife Service.
The Kirkfield residence is conveniently located near the horse stables at the end of a peninsula overlooking waterfowl impoundments. The house has a spacious and beautiful design. The living room features high ceilings with an open kitchen and dining area. Large windows flood the space with natural light and provide views of the surrounding woods, water, and wildlife. The home includes five bedrooms, five and a half bathrooms, a gun room, and an office. A three-car garage offers upstairs space suitable for a large storage room or an additional bedroom and bathroom.
A custom-built horse barn features six oversized stalls, a tack room with a bathroom, a large wash bay, and a gathering/receiving area. An automatic misting system covers the entire barn for insect control. The stalls are equipped with high-volume fans, multiple windows, and high ceilings. There is also an open-air gathering/receiving area.
Additional equestrian amenities include a large dry lot with masonry sand, a full-size riding arena, two adjacent large pastures, and a run-in shed.
Waterfowl Impoundments:
Historic rice impoundments have undergone complete renovation with an advisory plan provided by Ducks Unlimited. Improvements encompass the rehabilitation of all dikes, new trunks and water control structures, the clearing of canals and ditches, and the installation of a high-volume pump with a dedicated electric line. Furthermore, the original water flow from the Combahee River has been restored by removing a dam on the canal from the adjoining federal duck refuge. Several custom-built duck blinds, large enough for three hunters each, can be moved throughout the impoundments.
Woodlands provide habitat for deer and turkeys and are managed for released quail hunting.
The property includes 72 acres of duck impoundments. The remaining acreage comprises upland hunting lands, horse facilities and pasture, and the house grounds.
Kirkfield is protected by a conservation easement with The Wetlands America Trust/Ducks Unlimited.
Kirkfield is located 51 miles from Charleston, 60 miles from Hilton Head, 56 miles from Savannah, and 20 miles from Beaufort.
