The Green Ranch, in southeast Baylor County, is an improved cattle and hunting ranch. The property has many improvements, proven productivity, and existing long term management in place. With elevation points ranging from 1190-1300, scenic views abound of the ranch itself and the surrounding countryside.
WATER FEATURES:
The ranch is very hilly, with several creek ravines transversing the land. These water sheds are part of the Godwin Creek system, which in turn feeds the Little Wichita River a few miles north of the ranch. The creeks hold water seasonally with rain, and the north creek holds water year around, according to the owner. Over sixteen water tanks are scattered across the ranch. Most of them have been cleaned out over the last few years, and many are 20' or more deep. One of the largest tanks holds almost five acres of surface water, and several others hold 1-3 acres. The deeper tanks have been stocked with fish, such as channel cat, bass, sunfish, and perch.
VEGETATION:
A variety of trees spread across the ranch, primarily mesquite and cedar. Hackberries and elm line the creeks. Some parts of the ranch are well watered and have thick stands of native grass, including bluestem and grama stands; other areas are rough and more sparse. While the drought has been hard on this area, the owner has been careful not to overgraze the pastures.
CATTLE RANCHING:
The ranch has three pastures, all of which are contiguous:
1. North Pasture 1650 acres
2. Southwest Pasture 460 acres (includes 80 acre wheat field)
3. Southeast Pasture 1330 acres
There is also a 200 acre trap where the main pens are located, by the road. These pens are made of pipe, covered, with a long lane and hydraulic working chute. A set of scales is in place too. A storage building here provides a place to keep all your medicines. Water is piped to the pens via a sump-pump and line running from a large water tank in the trap. A smaller set of wire pens is located in the middle of the ranch, where the three pastures come together.
On normal years, the ranch can sustain 120 AU, or one cow to 30 acres. The owner has also used the ranch to run yearlings.
HUNTING:
This area of Baylor County is great for growing trophy whitetails! A group of hunters have been leasing the property for ten years now and are very respectful to the land. Through culling and feeding over the years, 160-170 bucks have been consistently produced on the land. The tenants set up a deer camp a mile off of the road, which has electricity in place, several carports for camping trailers or RVs, and a covered pavilion for hanging out in the evenings. There is also a nice food plot in the north pasture, several acres in size.
In addition to whitetail, there is also hunting for feral hog, turkey, predators, and migratory dove. The Green Ranch has several large neighbors around it, including a 4000 acre ranch. Hunting pressure is not too strong here, allowing you the ability to feed and grow your deer.
LOCATION:
The ranch has three entrances on its south and east sides, all on dirt county roads. It is just 3.5 miles north of Highway 114/82, a paved two lane highway running across Texas, from DFW to Lubbock. It is about halfway between Seymour and Olney, about 15 minutes from either; both of towns have feed stores, supermarkets, restaurants, and hospitals.
ASKING PRICE:
$1150/acre, or $4,186,000 total
