Also, present is wild hogs, coyotes, bobcat, foxes and dove. The ranch is adjacent to two other larger ranches that provide over 2,000 acres additional acres of a natural habitat buffer and refuge.

THE FLORA

The ranch is comprised of about 80% of wooded habitat. The woods are mostly made up of post oak, black Jack oak, cedar, cedar elm, youpon and the old growth pines that are scattered throughout. The pastures become a palette of colors made of of the many different species of wildflowers bloom each spring.

AGRICULTURE

The pastures comprised of about 20% of the ranch are planted with improved grasses which would be suitable for a small herd of cattle or horses. The owner allows the neighbor to graze his cows on the ranch in order to maintain the current 1-D-! AG exemption on the ranch.

THE IMPROVEMENTS

The ranch has two Hardi-plank constructed cabins that are completely off-the-grid. The cabins are powered by by a bank of solar panels. There is a rainfall collection system to provide for non-potable water uses. Each cabin has two bedrooms and one bathroom that comprises approximately 900 square feet each.

WATER FEATURES/ POTENTIAL LAKE SITE

the ranch has 3 ponds that provide fishing and water sources for the ranch wildlife. The pond behind the cabins allow a picturesque setting for entertainment at the compound. The ranch has a very pronounced ravine that offers the terrain and watershed that could provide the potential lake site that could be up to 20 acres in size. TOPOGRAPHY

The ranch has numerous elevations changes throughout the entire property of up to 65 feet in elevation differential. There is also a seasonal creek that meanders through most of the ranch. These elevation changes provides the feeling of a larger ranch.
