Jeddo Ranch

This ranch is roughly 85% heavy woods. About 1/5th of the tract, near Jeddo Road, is fairly flat with heavy dark mostly clay soils. Brush here consists of mesquite, cedar elm, hackberry, bois-d-arc with some live oak. The eastern 4/5ths of the land has a series of substantial hills along the south boundary and is predominately sandy soils with post oak, American elm, hickory, Texas ash, water oak, blackjack oak and some live oak. Mostly yaupon understory with scattering of American beauty berry and huckleberry. Thick and heavy brush. Some of the trees are hundreds of years old.

There are no improvements except electricity on the property near Jeddo Road (which is paved) and there is a public water source along the road as well. All a new buyer needs to do is contact the water company and tie in to their line just like a home in town.
