TOPOGRAPHY: Rolling Ridges running Northeast to Southwest. There are 3 bottoms made by wet weather creeks. Two of these low areas run east & west. On Southwest corner a small bottom connects to another creek and proceeds south off the property. Highline crosses property east to west ½ way up from the south end.

IMPROVEMENTS: This property is regrown hardwood and openings on the north end. The boundary fences are excellent in some areas bordering the railway, but have not been mended since the tornado of 2010 which blew down approximately 30% of the mature red oaks. The regrowth is mostly red oak with cedar that is growing in the open meadows on the north end of the property.
FORAGE: The open meadows on the north end of the property consists of native forbs and lovegrass that has been established to contain erosion. All edged with hardwoods with some cedar growth in openings.

WATER: There are two dug ponds on the south end of the property. The larger pond has been stocked with largemouth bass, hybrid perch, channel catfish and crappie over ten years ago. Wet weather creeks are along the draws that cross the property.
WILDLIFE: There is a resident herd of whitetail deer, along with turkey and squirrels on the property. The property has not been occupied by the owner for over 10 years. Bow hunting possibilitis should be limitless.
UTILITIES: Electricity is available on the southeast corner with an electrical pole that is ready for a meter to be installed.
DEVELOPMENT POTENTIAL: The property has a house place that has been abandoned on the southeast corner. All necessary utilities are still available for building.
COMMENTS: The property is very close to a small community with a public school with grades from kindergarten through high school, but is very isolated with one county road ending at the southeast corner. Access is limited on the north and west with the railway bordering the entire western boundary. This is a perfect place for a weekend get-a-way with great hunting and pond fishing and within ¼ mile to highway 69/75 access and within 1 ¼ mile to the entrance.
