The overall habitat on this ranch is second to none. With the exception of approximately 100 acres of open grass land, the majority of the property is covered with an outstanding native brush diversity. Turkey Creek crosses through the center of the ranch providing areas of beautiful Live Oaks, Bull Mesquites, Large Hackberries and giant Persimmons. Several other drainages traverse through the property providing excellent watershed to the stock ponds and ideal cover for game. With the exception of the creek bottoms and drainages, the soils are mostly red dirt. Extensive brush work has recently been done in some areas of the ranch to create more brush line for game and improve visibility while hunting.

Although being a leader in the deer breeding industry, very few deer have been released on the property in recent years. The main residence is a very unique rustic style barndominium. The owners quarters consist of 3 bedrooms and 3 baths with a kitchen, dining area, living area and large front porch. Under the same structure is an additional apartment, tool room, work area and a large covered parking area. Located at the headquarters is also a nice 3 bedroom 2 bath portable camp house which is perfect for additional guest/hunters. Located a short distance from the main headquarters is the Formans residence which is a large metal building with two apartments, each consisting of 2 bedrooms and 1 bath. In the same building is also an office and additional storage area. Behind the Formans residence is an elaborate set of breeding pens with an enclosed deer working facility. Additional improvements include a covered game cleaning area with walk-in cooler, a 40 X 80 three-sided equipment shed, garage style feed storage building and double feed silos.

Water to the Headquarters is provided by McCoy Water Supply. In addition, there is also one shallow domestic well which can also service the headquarters as well as the deep pens, yard irrigation and breeding facility. There is one 10 inch Carrizo irrigation well which is outfitted with a 70 Hp pump and produces 500 to 700 gallons per minute. This well is used primarily for maintaining the stock ponds throughout the property. There are a total of seven stock ponds on the ranch ranging in size up to 3 acres (all are stocked with fish). Six inch underground water lines have been ran to all stock ponds from the irrigation well allowing for the ability to maintain constant water levels throughout the year. In past years, the Carrizo well has provided great income for the property with the ability to sell water to oil companies.
