This ranch is located in Atascosa County on the north side of County Road 300 beginning less than a half mile from FM 2146. A small portion of the ranch fronts on FM 2146. The ranch conveniently sits 10 miles west of Jourdanton, 7 miles northeast of Charlotte and 40 miles from Downtown San Antonio. The Pleasanton Municipal Airport and many conveniences and amenities are less than 15 minutes away.
Wildlife:
The wildlife in the area consist of White-Tailed Deer, Rio Grande Turkey, Bobwhite Quail, Javelina, and Feral Hogs. Dove hunting in this area can be exceptional do to the cultivated fields in and around the property. Upon walking this ranch numerous deer were seen as well as many dove.
Water:
Water is provided by Benton City Water along FM 2146. There are also 3 stock tanks scattered across the ranch but are currently dry and not holding water. There are 2 located in the south east corner and one located in the northeast corner. These tanks are situated in good locations for both wildlife and livestock.
Electricity:
The electricity runs down the entire southern boundary along County Road 300 but is not currently on the ranch.
Habitat:
The habitat is mostly heavy brush consisting of bull Mesquite Trees, Mexican Persimmon, Granjeno and a few scattered Live Oak Trees. One portion of the pasture is also in Mesquite Tree regrowth that appears to still be controllable. Approximately 2/3rds of the brush is heavy cover with the balance in regrowth. Terrain:
The terrain has a slight roll to it with some elevation change. The soils consist of red sandy loam soils with certain areas of heavy black clay. Very little rock is found in this area, some of the areas with rock commonly have Indian artifacts.

Flood Plain:
