Tract Description: The Walkers Brake Tract is +/-45.5 acres of great hunting and recreation land located just east of Wilmot and very close to Overflow National Wildlife Refuge. The property is generally described as the S of the N of the NW of the SW , the S of the NW of the SW , and all of the SW of the SW lying north of a fence and west of Bayou Bartholomew, All in Section 3, Township 19 South, Range 5 West, Ashley County, Arkansas, as shown on attached maps. The tract has about 22 acres of hardwood plantation that has a mix of red oak species as well as pecan and other hardwoods. This property is not in a CRP program. Walkers Slough covers about 15 acres of the western side of the property and consists of cypress timber and open water hat offers great duck potential. About 5 acres of large oak and other hardwoods line the edges between Walkers Slough and the hardwood plantation. An open lane runs around the hardwood plantation offering great areas for wildlife food plots and hunting areas. The upland hardwood offers great habitat for white-tailed deer, while the cypress brake presents great potential for a private duck hole within close proximity to the Wildlife Refuge. The remaining acreage is found in a pipeline right of way that runs along the highway frontage. The tract has paved road frontage on Highway 173, with rural utilities available. Continue east on Highway 173 for another +/- 4 miles to the access point for the Overflow National Wildlife Refuge (NWR). Overflow NWR is a +/-13,000 acre property managed by the US Fish & Wildlife Service specifically for mallard, wood duck other waterfowl. The northeast corner of the property is within about mile of the eastern part of Overflow, enhancing the hunting potential.
Driving Instructions: From Wilmot, travel north on Highway 165 for about 0.8 miles to Highway 173 and the GTR Access of Overflow Wildlife Refuge. Turn left (West) onto Highway 173 and go about 2.7 miles to the tract on the right. The property is marked on the east, north and south by an old fence.
