Within these 450 acres is one 110 acre rice field with a pit blind, another 85 acre rice field, 40 acres of cultivated corn, and the rest in bare soil. These fields have been hunted commercially in recent years past, and the land owner has agreed to provide and place 3-4 additional skid blinds throughout the lease, as the future lessee sees fit. Water will also be provided for both rice fields before duck season opens and is included in the lease price, and the rice stubble will be rolled in the areas near the pit blind and skid blinds before the field is flooded for the season to ensure plenty of available food for wintering waterfowl.

Additionally, a 3 bed room, 2 bathroom brick-house is also included in the lease price that is equipped with central heat and air, carport, new carpet, stove/oven, refrigerator, and plenty of storage space. The house may be used for a full year after the lease has been signed, so the lessee will retain the ability to partake in fishing and other recreational activities in the area that exist outside of the waterfowl seasons for an entire year. A large barn and other out buildings may be used to store ATV's, boats, and other hunting equipment throughout the season as well. Lease agreements can also extend beyond a single year, up to five years at a time where a discounted annual lease price could be negotiated .
