Location and Access:
Tract is located in eastern Allen Parish approximately 7 miles south of Oakdale. To access the tract, turn onto Frank Byrd Road from US Highway 165. There is a logging road that runs from Frank Byrd through an adjoining landowner to the eastern line of the tract. The logging road used to access the tract runs along the eastern boundary all the way to the Calcasieu River. There are also numerous four wheeler trails providing interior access. The Calcasieu River runs through the northern portion of the tract in two different places.
Topography and Soils:
There is a small hill right where the access road enters the tract and then the topography slopes down and is relatively flat all the way to the Calcasieu River. The soils are silt loams and fine loamy sands, which are good timber producing soils.

This tract is comprised of four different aged pine plantations. There are 125-acres of 1981 pine plantation, 37-acres of 1988 pine plantation, 75-acres of 1989 pine plantation, and 16-acres of 1992 pine plantation. The remaining acreage is natural bottomland mixed hardwoods located along the Calcasieu River. The 1981 plantation could be thinned or clearcut. The 1988 and 1989 plantations are 4 to 5 years away from needing to be thinned or clearcut. The 1992 plantation is 3 to 5 years away from needing a thinning. All the plantations with the exception of the 1988 plantation are well-stocked with high quality timber. The 1988 plantation is moderately stocked and the timber is not as high quality as the other plantations.
Features:
This tract would make an excellent recreational tract. It has approximately 1,800 feet of frontage along the Calcasieu River. There is also electricity running to the river on the northern end. There is an abundance of deer, hog, and other wildlife on the tract. The owner could build a camp along the Calcasieu River and enjoy swimming, fishing, and hunting on their very own timber income producing property. 100% of the minerals are included.
