The 17,400 acre Chugwater Creek Ranch is a beautiful piece of Southeast Wyoming offered exclusively by Hayden Outdoors. This well located, diverse ranch offers excellent fences, good grazing, fishing and hunting opportunities just minutes from Laramie and Cheyenne, Wyoming. The property is very well watered with multiple drainages producing excellent surface water and sub irrigated grassland. Most of these small streams have brook trout, which verifies that flows are consistent not only for the fish, but for grazing purposes as well.

This diverse ranch is unique in many ways, including the fact that it has three completely different and unique landscapes. The west side of the ranch is blanketed with rolling grass hills, showcasing big views, sub-irrigated meadows and ample water. Excellent timbered hillsides and good grasslands are spread throughout the middle of the ranch, highlighted with big meadows and trophy trout-filled ponds. The eastern most portion of the ranch offers high plateaus and deep valleys with fishable streams and extreme privacy. The “neighborhood” surrounding this property is amongst the best in the west. Land stewards and successful ranching families own the neighboring ranches in this unique part of the country.
Raising livestock is a staple in this regional area. Good grass and excellent protein make pounds of gain in the summer months excellent. The current operator runs yearlings on the property. This ranch is bordered by the highest quality of fencing of any property that I have worked on, and the roads leading to and from the property are very well maintained.
The ranch holds a superior quality of game year around including resident elk, whitetail and mule deer, antelope, with additional migrating elk adding to the mix during the fall and winter. Over the last several years, the current owners have hunted the ranch with a notable outfitter, who has made it a point to manage the property for quality animals. They have had a history of harvesting impressive elk, mule deer and pronghorn across the full range of the property.
The avid fisherman couldn’t ask for a more perfect blend of fishing opportunities. Native brook trout pack the streams, while big, rainbow, brown, cutthroat, tiger and brook trout occupy the ponds. A typical day could consist of a trip to the creek to catch a breakfast, lunch or dinner of brookies, and then fill the remainder of the day with world-class fishing for 10 pound trout from the ponds. We fished for an hour, one evening and caught 12 fish - 6 brook trout measuring over 16 inches, and 6 rainbows averaging 22-24 inches and around 5 pounds! The ponds are “catch and release” in order to promote high success and increased quality of the fishery. One of the ranch’s unique qualities is that it is relatively easy to develop additional ponds and enhance the currently productive streams.
Laramie, Wyoming is located just 20 minutes from the ranch. It is home to the University of Wyoming and offers excellent dining and accommodations. Access to Interstate 80, cattle and grain markets are highly beneficial. Cheyenne, Wyoming is just 1 hour from the ranch and is home to Cheyenne Frontier Days! This area is rich in history from the time it was settled. The ranching and hunting in this area are ingrained in its roots and the tradition that these lifestyles offer are evident in the residents and their resolve. Some of the friendliest folks anywhere live in this part of the world!
