66-047 Oak Hill Recreation/Timber Tract - This property is a pristine tract located in a very desirable recreational area of eastern Wilcox County, approximately 13 miles east of Camden and about 60 miles southwest of Montgomery. It lies on the west side of State Highway 21 as noted in the enclosed maps. The property lies adjacent to the town limits of Oak Hill which was designated a National Historic District in 1999. The timber consists of a mixture of once-thinned loblolly pine plantation, 30+ acres of un-thinned plantation, and 90+ acres of good mature hardwood, none of which has been cut. Merchantable timber volumes from a recent cruise are included in the informational package. Also, there are significant areas of premerchantable pine and hardwood that are not included the timber cruise. A beautiful flowing creek runs through the approximate center of the property, and there is one pond of about 1.5 acres on the tract. As shown on the attached topographical map the land is rolling, and features several other good pond sites. There are also several game fields and game field sites, and a good network of internal roads. This tract has received little if any hunting pressure over the past few years. Public power and water are available along Highway 21. A corner of the property lies on the north side of the county gravel road, and there is an entrance is at this location in addition to one off Highway 21. Locked gates control access. One-half the mineral rights owned will be transferred at closing.
