Rainfall/Elevation: Elevations on the ranch range from 1704 ft to 1819 ft. The area receives around 25" of rain per year.
Cover: The coveron the ranch is mainly heavy mesquite, with some cedar hackberry scattered throughout the ranch. Several areas have been cleared for food plots and to promote grass growth.
Fences: Fences are five and six-strand barbed wire on metal posts and are in excellent condition.
Utilities: Electricity is supplied by Big Country Electric Cooperative and is in place at the house.
Water: The ranch has four earthen tanks, one of which is close to three acres when full. This tank has been contoured and built to encourage waterfowl habitat. Water to the house is supplied by a 2500 poly tank and is brought in from town. One could easily set up a rainwater catchment system off the equipment shed to increase the amount of water to the house. There is also what appears to be a seep spring in the southwest part of the ranch. There is also a new cased water well on the ranch's West end.
Hunting: This area is known to produce trophy whitetail deer and a big population of Rio Grande turkey, feral hogs, and bobwhite quail in good years. The large ranch to the south does not deer hunt, so there is little pressure on the deer. Mourning and white-wing dove hunting is also very good here, as is waterfowl hunting.
Residence and Improvements: There is a nice Clayton three-bedroom, two-bathroom mobile home that serves as headquarters. The equipment shed, and walk-in cooler are near the home. There is an insulated room on one end of the equipment shed for secure storage.
Minerals: Seller does not own any minerals. The only oil traffic on the ranch is a set of tank batteries and one oil well, so O&G impact is minimal.
