Acreage: 2,089+/- acres. The ranch is extremely diverse, consisting of rolling cultivation, mesquite flats, and plenty of draws and hills. Improvements: The owner remodeled the original rock house to create a very nice two room cabin complete with kitchen/living area, bedroom, and a full bath. The remodel was done in a rustic manner to maintain the feel of an original rock ranch house. The time and effort put into this cabin makes you feel like you have stepped back in time, while not leaving out the comforts of home.
There is an extensive road system, making the entire ranch easily accessible. The existing cistern was also cleaned out and relined. Water is captured from gutters on the cabin and piped to this cistern, making it completely functional. Water is supplied to the home from a water well that can supply 12 gpm. Fences are in excellent condition, with much of them being replaced recently.
Utilities: Electricity is in place at the cabin, as well as several areas on the ranch.
Topography: The cultivation is rolling and is broken by fingers of mesquite pasture and deep draws. The owner has purposely left buffers of grass and wheat between the pasture and cultivation to greatly enhance the wildlife habitat. He has recently begun letting most of the cultivation go back to native grass and selectively planting wheat throughout. Balance is in mesquite pasture with lots of elevation changes. There are several large draws and canyons, making great travel corridors for wildlife. The topographical features on this ranch make it feel even bigger than it actually is.
Water: Underground water here is good and supplies one windmill, two wells with electric pumps and three wells with solar pumps. There are also five stock tanks
in place. At the time of this writing, all but one of the tanks are holding water. Two of the water wells supply water to troughs that overflow into small ponds that have been made specifically to enhance wildlife water.
Hunting: This area offers excellent hunting of Whitetail Deer, Rio Grande Turkey, Bobwhite Quail, Mourning and White-wing Dove and Feral Hogs. Owners report that each quail hunt averaged from 30-35 coveys per outing in 2015-2016 season and 40-45 in 2016-2017 season. It is also common to see flocks of 50-75 turkeys when out on the ranch. The mixture of thick cover, protruding draws and pasture, and rolling grassland and cultivation really enhances the wildlife habitat on the ranch. The owner has paid special attention to furthering the wildlife habitat through several practices. Several watering areas have been established. Timely disking of several areas has been performed to promote forb growth for quail and other species. Supplemental feeding is also in place.
Minerals: The owner had a Mineral Opinion done on the property to verify his interests and owns a large portion of minerals across the ranch. These minerals can convey with and acceptable offer.
