Location: This property is located in Northeastern Stonewall County, 15 miles north of the Aspermont. It is 45 miles East of Jayton, 75 miles Northwest of Abilene, 130 miles Southeast of Lubbock, or 220 miles West of Ft. Worth. The property has frontage on FM 1263.

Acreage: 2,200+/-Acres. The majority of the property is in native and improved pastures, with approximately 500 acres of cultivation scattered across the ranch.

Improvements: The ranch is improved with a 4 bedroom/ 3.5 bath limestone veneer home that was built in 2005. The Central Appraisal District has this measured at 4200 square feet. There is also a very large game room and reloading room on the west end of the house The rooms are huge and the home has a very open and inviting layout The huge all masonry fireplace and oak ceilings are definitely a focal point of the family area. Finally, a stone fence surrounds the home, providing a safe place for children or pets.

Water is supplied to the house from a water well. The water is treated by a very extensive Culligan treatment facility located in the home.

Hunting: This property is located in an area known to produce trophy quality Whitetail Deer and large numbers of Bobwhite Quail, as well as some Blue Quail. The owners have also seen Mule Deer in the rougher portions of the ranch. The huge bonus here is free range exotics. Owners have spotted large numbers of Elk with frequency. The Elk can be spotted in the wheat fields in the winter quite often, and seem to be bedding in a canyon on the ranch that holds a spring creek, according to the sellers. They have also seen Auodad and Red Stags several times. Youll also see good numbers of feral hogs and several different types of predators on the ranch.

The owners have been very selective in their harvests, only taking a few mature bucks and culls. The owners have also only taken one free range Elk on the ranch. They have been very careful not to apply pressure to the exotics they frequently see.

Minerals: Seller is offering one-half of his currently owned royalties. They own different percentages of minerals across the ranch. There are currently five producing wells on the north end of the ranch that the Sellers do not own any royalty on.
