Cottonwood Creek traverses the property. The creek is not your typical creek. It is very wide and shallow and only runs water during rainy periods. The soil in the creekbottom area is sandy loam and covered with native Bermuda grass. The rest of the ranch has sandy soils with scattered sandstone.

The perimeter fences on three sides are like new to very good. The fence on the south side is fair. There is an interior trap pasture and some crossfencing. The pens are all metal and about a year old.

Electricity and water are on the property and a RV hookup to both. There is also a water trough for the livestock.

There are 4 stock tanks. Two of the tanks did not go dry during the drought of the past 3 years, but 2 of them did go dry. Under normal weather conditions, the tanks should hold water year-round.

The property is about 30 miles south of Brownwood; 5 miles NE of Richland Springs; 20 miles NW of San Saba; 33 miles east of Brady.

From Richland Springs, travel north on FM 45 for about 2 1/2 miles; turn east (right) on CR 258 and travel 2 miles to the "T" into CR 246. The SW corner of the property will be directly in front of you at the "T". Turn left at the "T" and as you are traveling north, the property will be on the right (east) side of the road.
