TERRAIN AND VEGATATION: The terrain of the farm slopes to the northwest with drainage into Ute Lake. The ranch land is very productive with mostly grama grasses and drop seeds.

Irrigation: The farm is in the Arch Hurley Irrigation system. Arch Hurley gets it water from Conchas Lake which is also on the Canadian River and is located North West of Tucumcari, New Mexico. The Tucumcari Project, in east-central New Mexico surrounding the city of Tucumcari, has about 41,000 acres of irrigable land. Project features include the Conchas Dam and Reservoir (constructed by the Corps of Engineers), the Conchas and Hudson Canals, and a distribution and drainage system. Many crops grown in the project are used to sustain the areas livestock industry. Alfalfa hay, alfalfa seed, grain sorghum, cotton, and wheat are the leading crops produced. The water in the Arch Hurley system is at a very low cost where you pay an assessment of $13.00 per acre per year and $10.00 per acre ft. delivery fee.

Four Lockwood center pivots irrigate approximately 530 acres and the remaining 21 acres are irrigated with underground pipelines.

PIPELINE: There are 14 pipelines that carry the water from the cement canals of the Arch Hurley Irrigation system to the center pivots on the farm. The topography is such where one of the pivots does not need any pump to boost the water into the circle to obtain enough pressure to obtain a sufficient pattern for the low-pressure nozzles of the system. The other three pivots use a small 15 hp booster pump to pressure the nozzles. This creates a very low-cost system for the irrigation.

LIVESTOCK OPERATION: The farm is ideally set up and would make a great stock farm. With the low-cost water you could plant grass on a couple of the circles to establish a rotational grazing program and could use the other two to grow crops to feed your livestock. The 1300 acres of grass land will do nothing but enhance the operation.

HEADQUARTERS HOME: The home at the farm is three bedrooms, two bath home that has been recently remodeled. The owners have gone completely through the home and put new floors with tile and have put new insulation throughout the home.

BARN AND SHOP: There is a large barn and enclosed metal shop at the headquarters. The barn is large enough to store hay raised on the farm for your livestock or until you can ship it to a local market. The shop is large enough to pull your equipment into do that maintenance or repairs that will occur on a working farm.

WILDLIFE: The ranch is situated such that there are large herds of Mule Deer that roam between Ute Lake where the lay up during the day and come back to the farm to graze during the night. There have been many large bucks taken from the property. Along with the deer there are many quail, dove, and water fowl that make this farm a hunters dream.
