This farm located on both sides of the Little River approximately 40 miles southeast of Oklahoma City combines a great location, beautiful scenery, highly fertile soils and virtually unlimited water. There are approximately 600 acres of river bottom land that will be sprinkler irrigated with water pumped from the Little River. Two sprinklers covering about 360 acres are currently in place and three additional sprinklers are planned for the coming year. One of the current sprinklers is a quarter miler that makes a full circle and the other is a half miler that windshield wipes a half circle. The additional three sprinklers will be quarter milers with one making a full circle and two making a half circle.
The Little River which is fed by Lake Thunderbird flows continually through the north part of the farm for approximately three miles. There is a transferable stream water permit authorizing the taking of 1,079 acre-feet per calendar year at a rate not to exceed 3,000 gpm from two points of diversion. This amount of irrigation water combined with annual average rainfall of 36 would easily permit double cropping. The owner grows corn for silage followed by wheat for winter grazing as part of an intensive stocker cattle operation. There are also two locations on the hills south of the river bottom where sprinklers could also be installed. If additional water is needed, large earthen reservoirs catch considerable water and small, shallow wells drilled near the river would perhaps fill that need.
Improvements include a good insulated metal shop building with concrete floor and an attached hay shed on its east side and a nice efficiency apartment in its west end. There are two other hay sheds, a good set of cattle working facilities, a number of larger cattle pens and two Harvestore silos which are usable for storage of grain and other feed concentrates. There are approximately 1300 mature native pecan trees that are harvested annually and which can be included on a depreciation schedule.
The farm is located 15 miles south of Interstate 40 on Hwy 102 with one mile of frontage on its east side and one half mile frontage on its west side. It also has one mile of frontage on the north side of Hwy 59B. This farms green, grass-covered hills, beautiful mature pecan trees and numerous earthen reservoirs full of water is a stark contrast to the severe drought conditions not that many miles to its west.
The large quantity of irrigation water and low pumping costs combined with fertile soils and favorable climate make this a very productive and efficient farm. Its location in a strong cow/calf production area make it natural for a stocker cattle operation.
