Approximately 1,250 acres or the ranch lie in between two mountain ranges. The balance of the ranch is timber covered mountain sides which include pine and hardwoods. Most of the mountain land does not have boundary fence but the good news is that trees rarely jump fences. With approximately 2,500 ac of timbered land on the mountains there is an opportunity for additional income by selectively harvesting some pine and possibly hardwood.

The Lodge and Conference center are capable of handling large groups of people. These secluded improvements were originally built to house quests at the ranch who may have come to hunt and fish or simply retreat from the hustle and bustle of city life. Just outside the Lodge is an in ground swimming pool which is overlooked by the wrap around porch of the Conference Center and a recently remodeled deck in front of the Lodge. The Lodge has a total of nine bedrooms and ten bathrooms combined on both the main floor and the full basement. Next door in the Conference Center there are two bunk rooms and a bathroom off each bunk room that include a tub/shower and two toilets in each. In between the bunk rooms is a really nice space that has been used as a common area for hunters relaxing after a hunt. Next to this common area there is also a full service kitchen complete with a serving bar. This makes preparing food and feeding a large group very convenient.
The Lodge and Conference Center are located right next to each other and both are supplied with rural power and water. Rural water lines pipe water to these improvements where its stored in a 1,000 gallon holding tank located in the Lodge. A natural spring on the side of the mountain was used in the past to capture spring water for use at the improvements as well so there are truly two separate sources of water available. Also located at the Lodge are two diesel powered electric generators which were intended to provide an alternative source of electricity. These generators have not been run in several years so their functionality is unknown. Just outside the Lodge are seven propane tanks linked together and used for all gas appliances, heaters and hot water tanks. Down the hill from the Lodge and Conference Center near the main entrance are numerous enclosed shops and barns good for storing tractors, balers, and other various equipment. There are also several open pole barns that could be used to store hay. Scattered throughout the hay pastures are five additional pole barns for very convenient hay storage in the field.

The hunting is extremely diverse because of the varried terrain. There is very fertile soil along the creek but also some really exceptional food plot locations hundreds of feet up in the Jack Fork Mountains that surround it. Up on the mountains are some very pretty hollows filled with hardwoods. These areas would be beautiful to hunt during the fall as leaves are changing to yellow and gold on those cool crisp October and November mornings. The Whitetails are thick and especially so at dusk down in the bottoms as they emerge from various bedding locations around the creek and filter off the mountain sides. During the cool quiet mornings in the spring there is nothing better than making tracks in the heavy dew while pursuing an eastern tom as his gobble can be heard echoing up and down the valley . After you're done turkey hunting just hop on the buggy that's what I call my UTV and head out to the ponds to catch some fish. If pond fishing isn't enough for you then hook up the bass boat and head about 12 miles east over to Sardis Lake which is a Corp of Engineers reservoir that covers 14,360 acres and has 117 miles of shoreline. Here you can catch crappie, bass and catfish until your heart's content or tube and ski during the summer months. For all year hunting don't forget the wild pigs that are running up and down the creek. While this area is not really known for dove hunting they do migrate through and are a great way to spend a September evening after getting food plots ready for deer season.
