Very nice 40 acres of hunting property ready for a new owner. Square 40 located on a well maintained paved road, so getting there isnt a battle. Driveway is in getting you off the road. Thats a plus, not fun having to park on the side of the road at your hunting property. Maintained trail system winds thru the acreage. Again a big plus in my book. Never fun wading thru waist high wet brush and grass walking in to your stand. Id say about 2/3 of the property is rolling with nice patches of various kinds of pine trees. Mixed in with the pines are poplars, maples, few apple trees, and brush. Lots of blackberry too. There are also lots of secluded openings in those pines. Places where you drop in a food plot and a tower stand and its time to hunt. Deer feel more comfortable grabbing a bite to eat during the day when they can make a couple bounds and be out of sight when using those secluded plots. The other 1/3 of the property, mostly the southern end, is more of a forest environment. Trees, trees, and more trees. One of those places where if you get turned around, it might be some bit of time until you find another opening large enough for your phones GPS to work. Little advice, bring a real compass. What type of critters wander around on this parcel? Ive seen deer, turkey, bear, small game, and a few others that scurry away before you can quite decide just what it was. Only a couple miles to the Rifle River Recreation area for canoeing, kayaking, tubing, and fishing. Nice golf course about 1/2 mile south of the property. Bunch of lakes within 10 minutes for fishing, boating etc. If you find yourself getting bored, get busy trimming shooting lanes, clearing the brush around the food plots, mowing the campsite, or adding firewood to the pile by the fire ring. Always something to do around a hunt camp.
