The improvements are nice, but the thing that catches your attention is the roll of the land. With over 70 feet of elevation change across multiple drainages, the property feels far larger than it is. A series of trails lead you up, over and around hillsides with each twist and turn giving you another big view of the skyline or a peek at a pretty fishing pond hiding down in a deep draw. There are three great fishing holes on the property. The owner refers to them as the new pond (2 acres), the big pond (2.5 acres) and the old pond (1.5 acres). The new pond lies just below a spring that flows from a cluster of willow trees and is ringed with a nice growth of cattails. Clear water flows into the pond, through it and then out the rock bottom spillway. We can imagine small children having a great time playing on this natural water slide. This pond is full of fish and it's easy to catch one after another. A deep draw lies to the north of this pond and has a growth of large hardwoods including pecan trees. This drainage leads back up to the big pond. The owner has recently caught fish up to five pounds in size from this pond. The old pond may be the smallest in size but has the largest fish of the three structures.
A passing glance at the aerial could lead a person to underestimate the deer hunting potential of this property. However, in person, you will realize that the rolling terrain gives deer lots of travel corridors, while the large hardwoods in the draws and the thick browse on the hillsides provide year round food sources. The seller provided us with a very nice set of trail pictures that demonstrate the quality of bucks that you can expect to see on the property. We saw multiple locations where a tower blind on the right hill would give you a commanding view of the property for long range shooting. Alternatively, you could hang tree stands in the draws to do some close range hunting.
For those who would also like to do some small scale farming or ranching, the western portion of the property is relatively flat and would be good for hay production or running a few cows or horses. This multi-faceted property is perfect for those looking for an affordable, ready to use property that gives you lots of different ways to enjoy it.
