The solar panel stand main structural members are 3 galvanized piping and there is a nice 4 Ft x 10 Ft wood frame building to store the Batteries and Solar Inverter/Charging Equipment.
Rain Water Catchment System: There is a 1550 Gallon dark green poly water tank located on the side of the cabin. Rain guttering and pre-filtration system will need to be installed by the new owners. There is a new Rigid HP water pump that is new and has not been installed that will convey to the new property owners. This part of south-eastern Oklahoma receives 48 inches for rainfall per year on average. Additionally, there are two 275 gallon poly water totes that are included in the sale.
Propane Gas: There is a small propane storage tank that is piped into the kitchen stove in the cabin.
Wood Heater: The cabin has a wood stove that heats the home during the winter months.
Dual Head Mini-Split HVAC System: There is a dual head mini-split HVAC system in the cabin with one head located in the living room and the other head located in the upstairs sleeping loft.
Property Access: The property is accessed by an all-weather county-maintained gravel road. There is an entrance gate off the county road and roughly 1000 ft of private gravel drive that leads to the cabin.
Land: The cabin sits on 10 acres of land that is level to gently sloping and primarily covered with a mature stand of timber that is native to south-eastern Oklahoma including a diverse variety of oaks, sweet gum, eastern red cedar, redbud and a nice scattering of mature saw log size native shortleaf pine. There is a renewable and abundant source of firewood that can be used to heat the cabin. Wildlife are frequently seen in this area.
Off-Grid Cabin: There is an off-grid cabin on the property with roughly 608 Ft2 of heated and cooled surface area and pier and beam foundation. The cabin is well constructed and designed for energy efficiency to minimize heating and cooling costs. The cabin exterior and some of the interior walls are not yet finished. Living Room: (14 Ft x 16 Ft) This room has wood flooring, and partially completed tongue and groove pine lumber on the walls. The ceiling has exposed 2 x 10 lumber on 12 centres. The wood burning stove is in one corner and a set of stairs that lead to the upstairs sleeping loft. There is a wall mounted mini-split in this room and several vinyl double pane windows for natural lighting.
Kitchen: (10 Ft x 16 Ft) The kitchen has wood flooring, oak cabinets with Formica counter tops, electric refrigerator, stainless steel sink (plumbing not completed) and propane gas stove/oven. There is a kitchen table and shelving for canned foods.
Sleeping Loft: (14 Ft x 16 Ft) There is a set of stairs from the downstairs living room to the upstairs sleeping loft. There are two sleeping areas each with a window for natural lighting and ventilation. The walls and ceiling have partially completed 1 x 4 pine lumber.
Covered Front Porch: (4 Ft x 16 Ft) There is a covered front porch which provides a nice view of the wooded area in front of the cabin.
Concrete Slab Foundation for Future Cabin Add-On: There is a 12 Ft wide x 26 Ft long concrete slab foundation on one side of the cabin that is currently being used as a patio area but could be used utilized as a bathroom/bedroom/laundry room addition if desired by the future owners.
Green House & Raised Bed Garden Area: There is a 6 Ft x 8 Ft Greenhouse, (4) 6 Ft x 12 Ft raised bed garden areas and (2) trellises. There are native blackberry bushes and wild flowers at the edge of the garden area.
Storage Building: (7 Ft x 7 Ft) Ideal for storing small had tools and equipment.
Chicken Pen & Dog Pen: There is a nice dog pen with 4 ft tall galvanized wire around the perimeter as well as a Chicken Coop with laying boxes.
