Deer Hunting Tract - with Pond

This is a nice 80 +/- acre hunting tract, with thick brush and lots of deer! It is located just a few miles northwest of Quanah, Texas in Hardeman County. The pasture is solid mature mesquite trees. The ground is full of lush bluestem grass, where you will see bedding areas everywhere. In addition to whitetail deer, there are also feral pig here. I have seen quail before too. The surrounding properties have little to no hunting going on; across the road to the west is a 2500 acre ranch.

In the middle of the pasture is a water tank, which catches a lot of water along a seasonal drainage going through the property. Electricity is available right down the road (on the neighboring property). Ground water should be able to be hit within 120' if you wanted to drill a well; the neighbor has a working well too. The cost for drilling a well is estimated to be around $3000.
