Over the years, the owners have predominately used the land for corn and cotton.
Improvements:
Seven of the sprinklers are Valley while the other three are Zimmatic. Two of the Valley sprinklers are nozzled at 800 with the rest at 700. Four of the wells have a Super T Factory Cat Gas Engine. There are several improvements to the property aside from the ten wells and sprinklers. The western most 350 acres has a set of cattle pens and an older barn in the southwest corner of the tract. There is also another set of pens and metal cattle shed in the central most 315 acres. Three-phase electricity has been ran to the property as well.

The current percentage of owned mineral rights is unknown at this time.
Landscape:
The land is mostly flat and readily available for general farming uses. There are two playa lake beds on the edge of two of the pivots that require a windshield wipe movement. The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Perryton silty clay loam (PtA) 96.79%; Hansford silty clay (HcA) 3.01%.
