Rim Rock Ranch is located in Grand County, which is in the heart of the Rocky Mountains containing the towns of Granby, Grand Lake, Kremmling, Hot Sulphur Springs, Winter Park/Fraser and Parshall. Local residents and visitors enjoy downhill skiing, cross-country skiing, snowshoeing, Gold-Medal river and lake fishing, hunting, camping, hiking, biking, golfing, rafting, horseback riding and an array of other exciting outdoor activities. Grand County is home to Grand Lake, Colorados largest natural lake and also borders Rocky Mountain National Park. Grand County is only 90 minutes from Denver, 45 minutes from Silverthorne and Steamboat Springs and one hour to Vail, Beaver Creek, Keystone, Copper Mountain and Breckenridge. Parshall, Colorado is an unincorporated town and a U.S. Post Office in Grand County, Colorado. Its located along the north and south side of U.S. Route 40 between Hot Sulphur Springs and Kremmling, Colorado.
ACREAGE AND DESCRIPTION
The road into the ranch travels down the picturesque canyon with massive rock cliffs on each side and Corral Creek meandering through the property. As you arrive, the canyon opens and reveals a perfectly secluded ranch setting of sub-irrigated pastures, sage brush hillsides, Corral Creek and a pond at the south end of the property. This ranch and surrounding BLM and Arapaho National Forest consists of rugged rock outcroppings, sub-irrigated meadows, sage brush hill sides, native grass pastures, high alpine meadows, lodge pole pine, blue spruce, douglas fir and aspen forests. There is a current BLM lease in place on an adjacent 100 acres.
The road to the ranch is not a shared road with any other private landowners, however the road is maintained year round by Grand County up to the front gate of the ranch.

WILDLIFE AND RECREATION

IMPROVEMENTS
The ranch house is nestled in a grove of aspen and cottonwood trees and was originally a log cabin built in 1938. The home has been expanded over the years to a very comfortable four-bedroom, two-bathroom, 2,000+/- square foot home with an attached 800 square foot two-car garage/shop. The main house has great views of the secluded valley, meadow and pond and is comfortably appointed. There are also three rustic barns/outbuildings as well as a three-bedroom caretakers residence that could be used for staff or additional living space.
HISTORY
The current owners of the Rim Rock Canyon Ranch were told upon purchase that Theodore Roosevelt spent many years hunting in this valley as a young man with a local game warden, Edward C. Mason. When he became President of the United States, Mr. Roosevelt signed a US Patent conveying this property to Mr. Mason as a gift for his many enjoyable years of hunting in Parshall, Colorado. US Patent #17627 was signed and recorded on March 17th, 1937.
