The property shall be sold subject to an ingress/egress easement reserved by seller and/or sellers successors and assigns providing access to sellers reserved tract, estimated to be 2.25 +/- acres as shown in this packet. Such easement shall provider seller with access across the subject property to the reserved property. Such easement access shall be limited to not more than three times per year plus access in the event of an emergency. Except in the event of an emergency, seller will notify buyer at least three days before any such access.
