The Lodge is located just east of Wynnewood, OK approximately 1 hour south of OKC and 2 hours north of DFW. Just a short drive from town, it is quick and easy to run out for supplies or a meal. The property lies just about 1 mile from a paved road and is accessed from a county maintained gravel road. As you turn into the entrance of the Lodge, you see a custom, remotely operated gate. Behind it lies peace and tranquility secured by an 8-ft tall game fence.
Land:

Water:
Even after three years of drought in the area, the flood control lake still covers approximately 10 acres. At 10 to 12 feet deep, it still provides ample cover for a healthy fishery. It is fed by a seasonal creek that continues on past the lake and off the western boundary of the property. From a human consumption standpoint, the property has both rural and well water.
Improvements:
The property has a professionally installed 8 ft high fence. The electric front gate opens via a keypad, a great feature on days with incliment weather. There is a set of steel corrals and a mobile home used by the previous ranch manager near the entrance of the property. As you pass these improvements and continue your drive into the property, you then come to a large, enclosed shop building. A quick right hand turn and you then drive across the lake dam and catch your first glimpse of the lodge siting on the slope overlooking the water. The road then curves through wooded draws, and emerges into a large food plot before ending at the side of the Lodge.
The Lodge is the kind of place where you can go relax, spend time with the famiily or entertain all of your friends. From a maintenance standpoint, it couldn't be better. Stained concrete floors, steel construction, rock and steel siding all offer protection from termites, fires and wear. In short, its a place you don't have to worry about. You can go enjoy it and have a great time without having to worry about fixing things, staining something or wearing anything out. It is built to last. In additon, it is built for low operational costs. With high quailty doors, windows, extra insulation and efficient heating and cooling, your electric bills will not be burdensome.
It has two large master suites with baths and an additional large bedroom upstairs and extra bathroom. The open floorplan is meant to encourage everyone to interact instead of retreating to isolation. The large open kitchen bar, looks out to the massive stone fireplace and beyond to the beautiful natural scenery just outside large windows that surround the room. The front porch offers a great place to view the lake and the food plots when you just want to sit back and take it all in.
Wildlife/Hunting:
The Lodge has been managed for trophy whitetails for the past five years. Only a handful of managment deer have been taken in that time as the owner has worked to increase the number of quality, mature bucks. At this point, there are several 160 inch plus bucks on this ranch. The lake has been stocked with flathead catfish in the 30 to 40 pound size class. It has also been stocked with bass, crappie and perch. In the winter, it is home to large flocks of ducks and geese. Turkeys are abundant on the property. There are a reasonable number of wild hogs, and a 400 pound boar was taken last year. Doves, squirrels, coons and predators round out the list of animals that make their home on the property.
Minerals:
The seller does not own any of the minerals. There is oil production on the northern end of the ranch, well pumpers have access through a second entrance on the northern boundary and do not drive in the main entrance or past the Lodge, lake or other improvements.
