You will really love the home. It was sited to take advantage of the views and every window has one. It is in move-in ready condition with all new carpeting, tile flooring, fixtures, and appliances. The roof is two years new and the well has a brand new pump with a 5 year warranty. The kitchen is very spacious with a breakfast counter and direct access to the utility room with a large pantry and a finished, oversize 2 car garage. The window over the kitchen sink gives you one of those great valley views. The floorplan is an open greatroom design with a living area that looks out at the Sierras and a dining area that has a terrific view of the San Joaquin Valley. Each of these areas have large bay windows to maximize the view. A sliding glass door opens to the pergola covered patio off of the dining area. The bedrooms are nicely sized with plenty of closet space and lighted ceiling fans. The large master bedroom has 2 walk-in closets and a gorgeous valley view through a beautiful set of French doors that exit on to a separate pergola covered patio.(Hot tub looking over the city lights, anyone?) There is a huge back yard area just waiting for your finishing landscape touches. (How about a pool/spa combo?) The backyard area connects to the large open block patio where larger gatherings can be held. (How about a moonlit wine tasting or birthday party?) The home has complete privacy from the neighbors...you have the highest buildable location. Behind the garage, there is a large second pad about 10 feet higher than the main pad that has a 24x24 concrete slab. Here's a great place to put a workshop or office.

OK...the home is great and the views are amazing but, you have animals. Here is where it gets even better. You already know the entire perimeter of the property is chainlink fenced. The interior is also completely fenced and cross-fenced for a variety of animals with stalls, shelters and other outbuildings for your animals. There is a gardening and supply building with windows, electricty, water, and sink. Closer to the home is a large storage building on concrete slab and, finally, a tool storage building. The pressure tank and water system are in a separate building to protect them from the elements and water and electricty has been routed to all of the building and animal areas as well as to several other places on the property. The well, with its brand new pump, is about average for the mountain at about 5 gallons per minute which means it can produce about 7,000 gallons per day...enough water for anything you might want to do.

OK...that's fine but maybe you need a spot to have a large barn or shop. Not a problem...there is a great place along the road frontage by the well with separate gate access that would be perfect for your needs. The slopes here are very gentle which would allow for the construction of a large pad to site the building on. It would be completely separate from the main living area with its own access and have no impact on views from the home. This could also be a place to put a second residence.

Any other neat features? Here's one to ponder...the property gets a great, almost continuous breeze from the valley. It is really nice to have but the key is its constancy. The home to the south of the property has already put in a small wind-powered generator and this property has a great spot at the highest level and away from the home which could be perfect to put in a larger one. Take that PG&E!! That reminds me...you don't have any powerlines interferring with your views. Its all underground to the home.

How about negatives? As always, we talk about those, too. The entry at the rolling gate is paved but the driveway to the home is gravel. It would be better if it had been paved all the way to the home. The rolling gate is electrically and remotely operated but not running at present. We are working on the problem. The property has not been occupied for a while so it has a fair complement of gophers and squirrels...a temporary negative that your cats will love. The property is in great condition but landscaping is pretty minimal. That might not be such a negative as it gives you the opportunity to design it the way you want...ready for your creative side. Finally, some of the interior fencing needs a little repair, here and there. Nothing big.

This is a truly unique property...certainly one of the very nicest on the entire mountain with a great location close to the highway on a really neat and private cul-de-sac road. It is an area where your neighbors really have pride in ownership...they know they have the best spot to live. This is a property that gives you tremendous personal privacy and views that only a very priveleged few ever get to experience...a property that will make you the envy of family and friends. It is that good! This is a property that is as functional as it is beautiful...ready for your rural lifestyle and all your animals. This is a property that you could easily call "home" for the rest of your life.

Finally, think about this...when you come up to see it now, in late summer, and realize what natural beauty there is that expands out in every direction. Now...imagine how more spectacular it gets when the fall rains start and all of the surrounding hills turn a rich green from November through May. And, as spring approaches, imagine those same hillsides covered in blankets of wildflowers and fields of poppies. If you lived here, you won't just imagine it, you will experience it...year after year. Four real seasons of nature's glory...each with its own special aspects.
