PRICE REDUCED! If you could design the ultimate in deer stand locations and have miles of draws and fingers that extend out from big cover into agricultural ground with the connecting hub of all those spokes being in a narrow corridor of potential travel right past your tree stand….IT WOULD LOOK JUST LIKE THIS! Seriously one of the most incredible deer funnels I have ever seen, and in an area known for producing big bucks, this should really get your attention. With the Whitewater River being just west of this property and all the natural drainages heading into it from vast stretches out to the east, the concentration of travel routes into a major neck-down is something to see. This creek bottom timber is crisscrossed with trails beaten down to the mud everywhere you look and with the nearby ag fields offering lots of available soybean and corn food sources, it all adds up to phenomenal movement. There is an adjoining interior field on the neighbor’s that’s been out of production for many years and grown up into a major brushy thicket with mega-trails leading into and out of it. The west side of the timber is also bordered by a private and secluded ag field that looks like a sure thing for evening destination feeding. There is an old slough along the west line too just inside the timber that holds water year-round and looks to be a great wood-duck hole and watering location for all the local wildlife. There are numbers of good market-size black walnut trees standing that could be sold for some return on investment. The woods has an older logging road that can allow great sneak-in access to tree stand locations or a great way to get an ATV or side by side in to do work or retrieve a downed deer. There are many great stand locations scattered throughout the timber but in reality, the current owner through all the years of owning and hunting here has determined that one easy-access location will allow you to see any deer that works down through the funnel. Being a self-proclaimed “meat hunter” he has never held out specifically to shoot a mature buck, in fact, shoots the first deer he sees to fill the freezer. This funnel brings the big bucks past him though simply by default, and the evidence is in the bucks he has harvested without even trying! The bottoms are home to a healthy turkey population too, and he says they like to roost on the hillside off the lane road and pitch down into the bottom flats at fly-down time in the morning. There are some time-proven reliable spots on that same hillside to pick big yellow sponge morel mushrooms in the spring too. All this action in a very private-feeling location which in reality is a quick 10-15 minute drive to Connersville for anything you might need. Shown by appointment only.
