The property has not been used for hunting purposes because of the close proximity to residences surrounding the land.
History:
Over the years, the property has predominately been used for irrigated farmland uses and grazing cattle.
Improvements:
The property is completely fenced with 5-strand barbed wire fencing on steel posts in good, working condition. In addtion to, there is a small fenced livestock trap in the northeastern portion of the land and is constructed of barbed wire and steel posts as well. The Zimmatic sprinkler on the west half of the land is a towable seven tower electric drive center pivot covering approximately 120 acres of irrigated land on the west half and when moved to the east half covers an additional 90 acres.

The land is mostly flat with a slight slope towards the northeast. The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Pullman clay loam (PuA) 86.7%; Estacado clay loam (EcA) 13.3%.
