Tract Description: The Sparkman 15 Tract has mature pine sawtimber of excellent quality. Access is frontage on paved South Kelly Avenue on the west and East Roby Street on the south. Site index for loblolly pine averages eighty-five (85) feet (base age 50) on Amy silt loam and sandy loam soils. Tract offers immediate timber income and potential for home site with utilities available.

Merchantable Timber: Kingwood Forestry conducted an inventory of merchantable timber (one point per acre with two cruise lines running east and west) on 15 acres in August, 2018. Based on the inventory estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 785 Trees; 154,492 BF; 1,140 Tons

Pine CNS: 45 Trees; 2,329 BF; 28 Tons

Pine Pulpwood: 139 Trees; 49 Tons

Hardwood Pulpwood: 214 Trees; 52 Tons

Due to variations in cruising methods, utilization standards, and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Additional timber volume reports (tree counts by species, diameter, and height) are available on our website. Based on our inventory, pine sawtimber averages 15.9 inches dbh and 197 board feet / tree.

Method of Sale: The tract will be sold on basis of lump sum sealed bids. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, September 14, 2018. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with Sparkman 15 Land Sale" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Completed offer forms may also be delivered by fax to 870 246 3341 or e-mailed.
