The Hixon Tract is 285 acres (+-) located in southern Bullock County on County Road 8 near Perote, AL. This nice hunting/timber tract is about 15 miles south of Union Springs, 25 miles NE of Troy and within 65 miles of the Auburn/Opelika area. This area of the county is good for both hunting and growing timber. The soil here is a sandy clay mix making it a good wet weather logging tract when it's time to harvest the timber. The older stand could be thinned right now and would really stand out with an understory burn next spring. A new entrance with a culvert pipe and access road have recently been constructed to give the tract better access. There are existing internal roads and trails that provide other access to most parts of the tract. Bogue Chitta Creek, a large sandy bottom creek, flows through the northern part of the tract and there is some really nice, mature hardwood in this creek bottom. This area provides a great water source and also a good food source in the fall/winter for the wildlife. There are two existing food plots in place but there are other areas that could be converted into more if desired. One notable area is the large power line that traverses the tract which creates immediate open land for planting additional food plots.
