Very rare find! It's not too often a tract of this size with Blanco River frontage becomes available. And it's a pretty place to boot! Evidence of past cedar clearing has opened up many areas, but it still maintains the look and feel of having plenty of cover. When entering the property you will notice an area of roughly 17 acres that was previously cultivated, and can be again if you so desire. Once you get passed this, the real beauty starts. Live Oaks, Spanish Oaks, Elms, persimmons, cedar...you name it and it's likely here. Don't forget to look around once in a while to see the great views offered as well. The main road through the property leads right down to the edge of the Blanco River. Although mostly dry at the time of this listing, pockets of water remain with good numbers of bass and perch in them. Come on rain! There is possibly good developmental potential here as well.

Water: A water well with electricity supplies water to wildlife and cattle. Information on the well depth and output is unknown at this time. You've got roughly 1,200' of frontage along the Blanco River and there is one dirt tank (pond) which should be about 1/2 acre when full. On the eastern edge there is a wet-weather creek with attractive rock formations that provides a completely different feel than the rest of the ranch.
Electricity: As mentioned, there is a power line running to the water well. In addition there is also a line running along the northern border on RR 165. Lots of options!
Wildlife: Deer! We have observed LOTS of whitetail deer on the property. Game cameras have revealed plenty of deer and wild hogs, as well as other critters native to this area.
Taxes: The McClure River Ranch carries a current Agriculture valuation. Taxes in 2018 were $215.17.
Minerals: The seller wishes to retain all owned minerals, believed to be 100%.
Access: Easy one here. Just pull in the gate off paved RR165.
Location: About 6 miles east of Blanco, Texas on RR 165. And 10 or 11 miles south of Henly. As a crow flies Austin is 36 miles, San Antonio is 48, New Braunfels is 30, and Fredericksburg is about 34 miles. It just doesn't get much more convenient than that!
General: If you are looking for a pretty place, with river frontage, easy access, close to town (Blanco), and in an otherwise super location...you NEED to come take a look at this one. If you have been looking for a while then you know that places like this don't come along often and when they do, they don't last long. This is one of those places. Perhaps you want to build a weekend home just to get away? Just want to have a nice hunting ranch? Maybe you are looking for that property to develop into several tracts and provide others with their opportunity to own a slice of heaven? See what I'm getting at? Lots of potential with this pretty place.
